Guidelines for Selecting a Home Inspector

  1. Make sure that the home inspector you choose is familiar with Texas laws and requirements.
  2. All home inspectors should have proper training and experience.
  3. Always check that an inspector is licensed in Texas.
  4. An inspector should also belong to a professional home inspectors’ organization (i.e. CAHPI, ASHI, and InterNACHI) that has standards of practice. These professional associations have a code of ethics in addition to their standard practices. They require members to adhere to these ethics and standards along with continuing education.
  5. Remember that the upfront price is not everything. A quality, professional inspector may cost a little more, but you get what you pay for. A cheap inspector can cost you more in the long run when unexpected or preventable defects and repairs arise.
  6. Request a sample home inspection report. This is the quickest way of confirming that all your concerns will be inspected and that recommendations will be easy to understand. If you find a report difficult to read, chances are high that you may miss important information.

Is cheaper better? Do all inspectors look at the same things?

One thing to keep in mind is that cheaper does not mean better in the realm of inspections. Top-notch inspectors may not be the cheapest option, but they will thoroughly examine every detail and prevent thousands of dollars in repairs that may be overlooked by cheaper, less qualified inspectors.
